Residential Property Manager

The Residential Property Manager is responsible for the complete administrative, financial, and physical operation of the properties. Responsible for communicating all necessary operating information to the owner, and is vested with the authority to make decisions related to the day-to-day operations. Responsibilities include:
- Interview potential tenants and oversee the advertising and marketing, screening, income qualification and selection of qualified tenants.
- Prepare lease and all other move in documents.
- Arrange for new residents to sign leases, pay initial rent and security deposits, receive keys, and move into their apartments.
- Instruct new residents on the use of their apartments, the regulations governing the property and the rules determined by the property and/or the lease.
- Maintain the project wait list
- Perform data entry in property software (Appfolio) and work with Property Accountant to ensure the software data base is accurate and correct.
- Enforce rental collection/late rent policy; assessing late fees as required
- Negotiate all lease renewals in a timely manner.
- Maintain all on-site rental files, forms and records in an organized manner.
- Perform survey of local rental rates to establish property rents on an as needed basis.
- Attract tenants by advertising vacancies, obtaining referrals from current tenants, performing marketing outreach emails and visits to local businesses and universities explaining the advantages of location and services and showing the units.
- Maintain records of all phone and walk in traffic and maintains records of all marketing outreach efforts.
- Employment of good tenant relations including facilitating and organizing tenant building activities.
- Maintain records of all business operations, contracts, and preparing the necessary monthly, quarterly, and annual reports and filings as prescribed by the Management company and the Owner.
- Regularly inspect the building and grounds, noting physical appearance of property, deferred maintenance, and other related data.
- Inform the Maintenance Foreman of any observed deferred maintenance and property deficiencies in writing, noting specific locations, conditions, and recommendations for corrective measures.
- Work within the confines of a fixed budget as determined by the owners. Assist in preparation of annual budget.
- Additional assigned duties as required.
